Can foreigners buy property in Türkiye?
Yes. Citizens of most countries, including Afghanistan and Iran, can buy apartments and villas in Türkiye. A few nationalities and some areas (such as military zones) are restricted. We check this for you before any viewing.
What documents do I need to buy?
Your passport, a Turkish tax number (we help you get it in a few minutes), two photos, and the earthquake insurance policy (DASK) for the property. A sworn translator attends the title deed signing if you do not speak Turkish.
What is the tapu?
The tapu is the official title deed. Ownership passes to you when the buyer and seller sign at the land registry office (Tapu Müdürlüğü). Before you pay, we check the tapu with you for the owner’s name, mortgages or legal blocks, and the building’s occupancy permit (iskan).
How much are the costs on top of the price?
The title deed fee is 4% of the declared price (legally 2% buyer and 2% seller, but buyers often pay all of it, so agree this in writing). Add the valuation report, translator, DASK and possibly notary fees, plus our service fee, which we agree in writing before viewings.
Can I get Turkish citizenship by buying property?
Yes, with property worth at least USD 400,000 (one or several properties together, confirmed by the official valuation), kept for at least three years, with payment through a Turkish bank. Listings marked Counts Toward Citizenship are ones where the full price will be declared on the tapu. See our citizenship guide for details.
Can I get a residence permit by buying property?
In Istanbul the property generally needs to be worth at least USD 200,000, and it must be in a neighborhood that is open to new residence permits. Some neighborhoods, including parts of Esenyurt, are closed. We tell you before you choose.
Can I buy from abroad without coming to Istanbul?
Yes. You can give power of attorney to a representative at a Turkish consulate or a notary, and we can show you properties by video call. We still recommend visiting before a large purchase if you can.
What do I need to rent a home?
Usually your passport or residence card, a deposit (often one or two months’ rent), and the first month’s rent. Some owners ask for several months in advance. We explain the contract to you in your language before you sign.
How much is your commission?
For sales: 2% of the sale price + 20% VAT. For rentals: one month’s rent + 20% VAT. The fee is confirmed in writing before any viewing, so there are no surprises.
Which languages do you speak?
Dari, Turkish and English. We explain every document and step in your language, from the first viewing to the tapu.
