Türkiye gives citizenship to foreigners who invest in real estate. Many of our clients ask about it, so here are the main rules as they stand in 2026.
The minimum investment: USD 400,000
You need to buy property worth at least USD 400,000. The amount can come from one property or several properties together. The value is checked against the official valuation report, not only the price in the contract, so the valuation must also reach USD 400,000.
Three-year ownership commitment
A note is added to the title deed that you will not sell the property for three years. You can live in it or rent it out during that time.
How payment must be made
Payment goes through a Turkish bank, and the bank issues a currency exchange certificate (DAB) for the money you convert. The full price must be declared on the title deed. This is why we mark some listings as Counts Toward Citizenship: the seller agrees to declare the real price.
Who is included
One application covers the main applicant, their spouse, and children under 18.
Not every property qualifies
Some properties cannot be used, for example a property that was already used in another citizenship application, or one bought from a relative. Before you choose, we check the property’s history and title deed with you.
The process in short
- Choose properties that together reach USD 400,000 and check they qualify.
- Get the valuation report and complete the purchase at the Tapu office with the bank transfer and DAB.
- Get the certificate of conformity for citizenship from the Land Registry.
- Apply for a short-term residence permit, then submit the citizenship application with your documents.
Residence permit instead of citizenship
If you only want to live in Türkiye, a property-based residence permit needs a lower amount. In Istanbul and other metropolitan cities the property generally must be worth at least USD 200,000, and it must be in a neighborhood that is open to new residence permits.
These rules change from time to time. This article is general information, not legal advice. Confirm the current requirements with us or a lawyer before you buy.
